Replacing tires at annual

My pa32 has 3 tires of varying age. Nose wheel tire replaced with flight custom 3 at annual last year (like new)

One main is bald and needs replacing the other main is still in good shape with some remaining tread. I rarely add any air as they all hold great.

The logs show new MLG tires in 2012. Condor 6.00x6 x8 ply.

First off since the MLG tires are same age is there a reason why one might wear a lot more than another? Maybe a consistent error in landing technique?

Secondly- replace both MLG while I'm at it and keep the decent condor as a spare?

Thirdly - replace tubes when replacing tires even though they don't leak and are ~4 years old?
